Q: Has this project been approved by the Department of Real Estate in California and Oregon?
A: Yes

Q: Is the entire 5,119 acre ranch free and clear of all debt?
A: Yes

Q: Are all of the amenities such as bunkhouse, lodges, recreational centers, swimming pools, stables, etc., all completed and paid for?
A: Yes

Q: What type of title does a "pardner" receive upon purchasing and interest in R-Ranch?
A: A grant deed to a 1/2500 undivided interest in the entire ranch.

Q: Will the ranch be subdivided into lots or parcels?
A: No.

Q: Will the total number of owners be increased in the future?
A: No. It will be limited to a total of 2500 owners.

Q: What is the reason shares (deeds) of R-Ranch are being sold now?
A: The R-Ranch has recently taken back about 300 shares from the original Developer and is launching an aggressive sales campaign to find new owners. This is a one-time opportunity at the price per share of $5,000. At this time the number of shares available is estimated to be less than 200 and going fast. Shares originally sold for $10,000 and are being discounted to $5,000 for this promotion and there is no sales pressure!

Q: What is the weather like and what is the "season" for camping?
A: The R-Ranch is open 365 days a year as the weather here in Northern California is mild most of the year. In winter months the temperature can be 25 to 40 degrees at night and up to 70 during the day. We might get 2-4 snows each year of about 2-4 inches that is gone within a day or two. July and August typically is quite warm with temperatures in the 80's - 90's - and a few days in the 100's. Otherwise the weather is very mild. We do have winds often but it keeps the air clean and the sky beautiful and with no smog. The elevation of the ranch is 2,700 ft.

Q: How often can an owner use the ranch?
A: You can stay 210 consecutive days, leave for 30 days, and stay 210 days again ....

Q: How many campsites are available? Will there be a time a campsite will not be available for me?
A: 857. In the history of the R-Ranch there has never been a time when campsites were not available and we don't expect this problem in the future.

Q: Does it cost an owner to stay in the bunkhouse or occupy a campsite?
A: Hook-ups -- electrical (30 Amps) and water, are available at each campsite. The first 30 days of electrical service is free, then $1.50 per day. A waste wagon empties holding tanks once each week and the cost is $4.50. There is no cost for staying in the bunkhouse but occupacy is limited.

Q: Is there any creek or river frontage on the ranch?
A: Yes. Cottonwood Creek runs through the ranch and we have 1.7 miles of Klamath River frontage.

Q: Who pays for the taxes, salaries, maintenance and operating costs?
A: These costs are divided equally among the 2500 owners with the developer paying the assessments on all unsold interests. The current yearly assessment is $450.00 .. 1/2 due in January, and the second 1/2 due in July plus a $50 water fee in 2002.

Q: Are there any restrictions prohibiting an owner from selling his deed to another party?
A: No. Resales of deed are the responsibility of the owner of the deed.

Q: Is there an area set aside for hunting?
A: Yes. We have approximately 4,000 acres on the ranch as well as 1,600,000 adjoining acres of the Klamath National Forest that is available for hunting.

Q: Can owners of R-Ranch ride horses unaccompanied by the wrangler?
A: Yes. But only after checkout and with permission of the wrangler.

Q: Is there any charge for owners to ride horses?
A: No.

Q: How is security protection handled?
A: By a patrolled security force.

A: Bass, trout, steelhead, salmon, perch, catfish and bluegill.

Q: Is there a charge for storing a trailer, camper or boat at R-Ranch?
A: No.

Q: Is there an R-Ranch Propery Owners' Association in existance now?
A: Yes.

Q: How does a person join the Association?
A: Each purchaser of an undivided interest in R-Ranch is automatically a member of the Association.

Q: What is my exposure liability-wise at the ranch?
A: The Property Owners Association carries insurance including both building protection and liability insurance with cross coverage to protect owners against claims made by either owners or guests. All owners are insured individually as well as collectively as a member of the Association.

Q: Is there any charge for bringing guests to the ranch?
A: Yes -- $2.00 per day for each guest.

Q: Am I buying a membership?
A: No! You don't belong to R-Ranch -- R-Ranch belongs to you. You are an owner not a member.

Q: Who are classifed as guests?
A: Share owner's immediate family are classified as a "designated users." They may consist of the owner, his or her spouse, their children under 24 years of age who are part of the family unit, any of their handicapped children of any age, and grandchildren under the age of 16. All other persons will be designated as Guests and must pay Guest fees.

Q: Can owners bring their dogs when they come to the ranch?
A: Yes, but they must be on a leash. No dogs are allowed in the bunk houses.

Q: How far away is there skiing?
A: Mt. Ashland is about 1/2 hour to the North and Mt. Shasta is about 1-1/2 hour to the South.
